A 34,800m² open-air lifestyle centre built on the site of the old Newmarket Racetrack, designed to knit Alberton's retail, transport and community life together.

From racetrack to retail precinct

Town Square at Newmarket opened in Alberton in May 2024 on the former site of the Newmarket Racetrack, a venue that once anchored community life in the area. The 34,800m² open-air lifestyle centre, developed by the Rejem-Linton joint venture with Jonker Evolution and designed by SVA International, extends the neighbouring Newmarket Shopping Centre into a single, larger precinct.

The design leans on timber cladding, aluminium, raw steel and facebrick to create warm, earthy portals at the entrances, with clerestory windows and wide walkways bringing daylight deep into the centre. Photovoltaic panels on the roof, large overhangs that cut heat gain, and a backup water storage system were all built in from the outset as part of the centre's sustainability approach.

Spoormaker's role

Spoormaker & Partners served as mechanical engineer on the project, working alongside Watson Mattheus (electrical), Sutherland (wet services) and L & S Consulting (structural) to deliver the centre's building services.
