The eighth building in a growing precinct

Ridge 8 is the eighth office building FWJK has developed in the uMhlanga Ridgeside Office Precinct, comprising 5,000m² of A-grade office space two sites down from the earlier Ridge 7. Its slender structure rises from a compact site with seven storeys of parking below six storeys of office space, positioning the occupied floors at the maximum allowable height to capture unobstructed sea views to the east and views of uMhlanga Rocks to the north.

Post-tensioned slabs and efficient basement planning allow longer spans and fewer columns on each floor plate, with services, circulation and shared ablutions positioned centrally to give tenants flexibility in how they divide their space, achieving a rentable-to-usable design efficiency ratio of 86%.

Spoormaker's role

Spoormaker & Partners covered mechanical, wet services and fire engineering on the project, bringing FWJK's total office development in Ridgeside to 38,000m².
