LYT Architecture's Nexus 1 rises from a shared super-basement across from Mall of Africa, the first of three P-Grade office buildings in Attacq's 32,000m² Nexus Waterfall precinct.
Following the Courtyard Hotel into Nexus Waterfall
Nexus Waterfall is a 32,000m² mixed-use precinct across the road from Mall of Africa in Waterfall City, developed by Attacq around the Courtyard Hotel Waterfall, restaurants and three P-Grade office buildings arranged around a landscaped central piazza, all built on a 2.5-level super-basement. Following the 2021 completion of the Courtyard Hotel, developer Attacq briefed LYT Architecture for Nexus 1, a commercial office building targeting a minimum 4-Star Green rating.
The building rises from the shared basement with ground, first, second and third floors of office space plus a third-floor entertainment terrace, organised around a central core that frees the entire perimeter for office space and simplifies subdividing floors into separate tenant suites.

Spoormaker & Partners served as wet services engineer on the project, alongside Adaptive Resource Engineers on mechanical systems and Pure Consulting on structural and civil engineering.
